What Palo Alto values look like in 2026

As of August 2026, the median single-family sale price in Palo Alto was approximately $4.0 million, according to MLSListings closed-sale data. You will also see citywide figures closer to $3.5 million — Zillow's typical home value index sat near $3.56 million and Redfin's median sale price across all home types near $3.51 million — because those measures use different methodologies and include different property types. None of them is wrong; they are simply different yardsticks.

The spread around any citywide figure is enormous. A two-bedroom Eichler in South Palo Alto and a rebuilt estate in Old Palo Alto are both "Palo Alto homes" and can be separated by $6 million or more. The median is a starting coordinate, not an answer.

Old Palo Alto, Crescent Park and Professorville estates routinely sell above these citywide figures; Barron Park, Ventura and parts of South Palo Alto commonly price below them. No public source publishes reliable per-neighborhood medians for Palo Alto — the sales volume per neighborhood is too small — so treat neighborhood value as a range anchored by recent comparable sales, not a published statistic.

Market speed has stayed brisk. Single-family homes went pending in a median of roughly 11 days in August 2026, sold at about 111% of list price on the MLSListings single-family measure, and inventory sat near 1.2 months. Redfin's all-home figures — about 15 days on market and a 105.4% sale-to-list ratio — tell the same story on a broader property mix: well-prepared, well-priced homes have generally attracted strong interest.

Why Palo Alto held up better than the county

Palo Alto has outperformed the broader Santa Clara County market in 2026. The supported explanations are structural: very limited inventory, a high-value housing stock, proximity to Peninsula employment centers, and continued strength in the Bay Area luxury market. With only about 1.2 months of single-family supply in August, Palo Alto remained a tightly supplied market.

Palo Alto pricing often starts with the parcel: width, depth, flatness, orientation and whether a buyer can build what they want. Lot characteristics are one of the first things to examine in any valuation — a house on a larger, well-shaped lot can attract a different buyer pool than a similar house on a compromised one.

School attendance boundary

Palo Alto Unified assignment is a consideration many buyers weigh, and boundaries do not follow neighborhood names. Two homes a short distance apart can fall into different attendance areas, so the assigned schools are worth confirming as part of any valuation.

Neighborhood identity

Old Palo Alto, Crescent Park and Professorville tend to be compared against each other rather than against Midtown or Ventura. Choosing comparable sales from the same micro-market is an important part of an accurate estimate.

Eichler condition and authenticity

Palo Alto's Eichler tracts attract a distinct buyer pool, and condition — original lines, roof and radiant-heat systems, and the quality of past updates — is a valuation consideration worth weighing carefully rather than assuming.

Permitted square footage and additions

Permit history is a standard part of valuing a Palo Alto home. Unpermitted space may be valued differently by buyers and appraisers and can add steps to a sale, so documented square footage, legal additions and any ADU are worth verifying upfront.

Commute and the Peninsula pull

Palo Alto's location between San Francisco and the South Bay, with Caltrain access and short drives to major employers, is one of the demand factors buyers commonly consider — and one of the considerations in how a home is positioned.

Zillow's ZHVI is a modeled "typical home value" index across the housing stock — an estimate, not a record of what sold. Redfin's median sale price, days on market and sale-to-list figures are computed from closed sales across all home types, including condos and townhomes. MLSListings figures here are specific to single-family closed sales. That is why the single-family median (~$4.0M) runs above the citywide Zillow and Redfin measures (~$3.5M): different property mixes and different methods, not a contradiction.

In a city with relatively few monthly sales, the models also work from a thinner comparable set, so individual estimates can differ from a sale price by a meaningful margin.

How much of a Palo Alto home's value is the land?
