The process
A six-step transition built around clarity, not chaos.
01
Clarify the goal
We start with a private conversation — no pressure, no timeline. What matters most: staying near family, reducing stairs, lowering taxes, or cashing out equity? We translate that into a clear next step.
02
Value the current home
Hoi prepares a market-positioning analysis based on recent local sales, your home's condition, and any upgrades. You learn the realistic range before you commit to moving.
03
Explore Prop 19 savings
California homeowners 55+ can transfer their existing property tax base to a new primary home in most counties. We review the rules, timeline, and financial impact with your CPA or estate attorney.
04
Plan the move
Sorting, donations, estate sale, trusted contractors, and timeline coordination. We bring vetted partners and act as the single point of contact so the family isn't juggling ten vendors.
05
Find the right next home
Single-level homes, condos near transit, active-adult communities, or proximity to adult children. We tour together, negotiate, and inspect until it feels right.
06
Close both with confidence
Coordinated timing for the sale of the longtime home and the purchase of the next. We manage contingencies, communication, and the emotional weight of the transition.
Tax planning
Prop 19: keep your tax base when you move.
For many longtime Bay Area homeowners, property taxes are one of the biggest reasons to stay put. California's Proposition 19 gives eligible homeowners 55 and older, severely disabled, or victims of wildfire the ability to transfer their existing taxable value to a replacement primary residence anywhere in the state — up to three times in a lifetime.
- Keep your current tax base on a new home of equal or lesser value.
- Move within most California counties, including Santa Clara, San Mateo, Alameda, and San Francisco.
- Apply the benefit to the purchase of a replacement home within two years of selling your original property.
Tax rules change. We coordinate with your CPA or estate attorney to confirm how Prop 19 applies to your specific situation — this is guidance, not tax advice.

"Hoi sold our home of 38 years for $410,000 over asking. He guided my mother through the entire downsize in Mandarin. We never felt rushed."
